Algorithm design to determine the commercial price of real estate

Abstract

The determination of the commercial price of real estate is an activity that has been carried out through different mechanisms, and consists of the valuation of the property considering parameters such as the basic services it has, its construction area, the type of land, among others, this The calculation is commonly done using mathematical formulas that are established based on the various regulations established by the Autonomous Decentralized Municipal Governments in the Ecuadorian case. Given the few algorithms and applications available for this purpose, the general objective of this article is to design an algorithm to determine the commercial appraisal of real estate in the city of Chone. Based on a diagnosis carried out in the Municipal Government of the Chone canton, it was found that there is a current regulation to carry out the appraisal, with which a mathematical formula was determined that allows this calculation, with these data an algorithm was built that was represented using flow charts and pseudocode that were used to build a mobile application, which was evaluated by a group of six professionals, where five of them are civil engineers and one architect who work in both public and private institutions, in addition to working independently, assessing whether the algorithm determines the commercial price of real estate. After the valuation carried out, it is concluded that the use of an algorithm contributes to the determination of the commercial price of real estate in the Chone canton for the 2020 period.
