Abstract

Occupation diversified peri-urban land in the city of Manta by housing complexes closed and programs of social housing is a problem that occurs today due to the effects of random planning sprawl and unregulated settlements. In view of the problem, this research refers to the diagnosis and analysis of the factors affecting urban development, the trend of growth and expansion of the area to the peripheral boundaries, characterized by low density land use which results repercussions social, economic, environmental, health and vials, the marginality to which some sectors are subjected and the proliferation of private urbanizations as elements that promote the disarticulation of population growth. The forms of living in the surrounding neighborhoods, as opposed to the urbanizations, make visible the duality and segregation in the face of the dominance of the urban market as a generator of the fragmentation of spaces and an unequal image of the city.
